The short answer

Mortgage lending runs on federal rules: TRID sets when you get your Loan Estimate (within three business days of applying) and Closing Disclosure (at least three business days before closing), fair lending laws prohibit discrimination, and investors require a quality control program that re-checks a sample of closed loans. Compliance, legal, quality control, fraud, internal audit and risk teams make sure the machine follows those rules and catch problems before regulators or investors do.

A closer look at the work

Compliance covers federal rules such as TRID, RESPA, ECOA and HMDA, plus state licensing in every state a lender operates in. Quality control teams re-underwrite a sample of closed loans to check income, assets, appraisal and disclosures against investor guidelines. Fraud teams look for falsified documents, straw buyers and wire-diversion scams.

Risk roles at Fannie Mae and Freddie Mac also cover counterparty risk (whether the lenders and servicers they work with can meet their obligations), model risk and operational risk.

Why it matters to you as a borrower

These teams are why your disclosures arrive on time, why fees can't jump at closing beyond set tolerances, and why lenders verify the wiring instructions you get. They're the borrower's quiet protection.

Typical job titles

Compliance analyst, compliance counsel, quality control auditor, fraud investigator, internal auditor, operational risk manager, credit risk manager, licensing analyst.

Frequently asked questions

What does mortgage compliance do?

It keeps a lender inside federal and state rules: disclosure timing under TRID, fee tolerances, fair lending, HMDA reporting, advertising rules and licensing. Compliance teams write policy, train staff, test loans and handle regulator exams.

What is mortgage quality control?

A review of a sample of closed loans to confirm they met the lender's and investor's guidelines. Fannie Mae and Freddie Mac require lenders that sell to them to run a QC program.
