Your real monthly cost is more than principal and interest. This adds property tax, homeowners insurance, mortgage insurance, and HOA dues so there are no surprises.

The U.S. median existing-home price was $429,100 in August 2026 (NAR).
Under 20% down usually means mortgage insurance.

How the calculator works

Principal and interest use the standard amortization formula: the same payment every month, with more of it going to interest early and more to principal later. Taxes, insurance, and mortgage insurance are usually collected by your lender each month and held in an escrow account, so they are part of what you actually pay.
