Building the app: apps, loan systems and pricing engines. What this team does, why it matters to your loan, and who's hiring for it.

The short answer

The application you fill out, the portal where you upload pay stubs, the system that pulls your credit and runs it through Fannie Mae's Desktop Underwriter or Freddie Mac's Loan Product Advisor, the pricing engine that turns your file into a rate and points: product managers, designers and engineers build and run all of it. Most lenders connect a borrower-facing app to a loan origination system (LOS) that tracks every document, date and disclosure.

A closer look at the work

Mortgage tech has three layers. The point of sale is what borrowers see: the application, document upload and status updates. The loan origination system is the record of the loan, with every condition, disclosure date and signature. Around them sit integrations: credit bureaus, automated underwriting, appraisal ordering, income and employment verification, title, e-closing and the systems that deliver loans to investors.

Mortgage software companies sell these pieces to lenders, and lenders and servicers also build their own. Security roles are a large share of openings because a loan file is one of the most sensitive bundles of personal data a company can hold.

Why it matters to you as a borrower

Good tech is why some lenders can issue a Loan Estimate in minutes and close faster. It's also why data security matters: your application holds your Social Security number, income and bank statements.

Typical job titles

Software engineer, product manager, product owner, UX/product designer, cloud and infrastructure engineer, security engineer, QA engineer, implementation manager.

Frequently asked questions

Do you need mortgage experience to work in mortgage technology?

Usually not for engineering and design roles, though it helps. Product managers and business analysts are more often asked for mortgage knowledge such as the loan lifecycle, TRID disclosure timing or investor delivery.

What is a loan origination system?

The system of record for a mortgage application. It stores the borrower's data and documents, tracks conditions and disclosure dates, and connects to credit, automated underwriting, pricing and closing systems.
