Finding you: how lenders find borrowers. What this team does, why it matters to your loan, and who's hiring for it.

The short answer

Before anyone talks to a loan officer, a marketing team decided where the lender's name would show up: search results, mailers, real estate agents' websites, an email to a past customer whose rate is now higher than today's market. Mortgage marketers run search and paid media, write the guides and calculators, manage the brand, and run "recapture" programs that bring existing customers back when they refinance or buy again.

A closer look at the work

Mortgage marketing is unusually regulated for a marketing job. Ads that mention a rate or payment trigger required disclosures under the Truth in Lending Act, and fair lending rules apply to who an ad campaign reaches. Good mortgage marketers work closely with compliance, and many campaigns are reviewed before they go out.

Two kinds of programs dominate. Acquisition finds new borrowers through search, partnerships and referral relationships. Recapture (sometimes called retention) markets to the lender's or servicer's existing customers, which is why the company that services your loan often contacts you when refinancing starts to make sense.

Why it matters to you as a borrower

Marketing decides which offers you see first. Knowing that a mailer or a "pre-approved" email is a marketing piece, not a loan approval, makes it easier to compare lenders on the actual Loan Estimate.

Frequently asked questions

What does a mortgage marketing team do?

It decides where a lender shows up and what it says: search and paid media, content and SEO, email and lifecycle programs for past customers, brand, and partner marketing with real estate agents and builders. Campaigns that quote a rate or payment carry required disclosures, so marketing works closely with compliance.

Is mortgage marketing a sales job?

No. Marketing teams generate demand and support the brand; they don't take applications or quote loans. Roles that do, such as loan officer or account executive, are sales roles and aren't listed here.
