DSCR loan requirements in 2026: credit score, ratio, down payment

What DSCR lenders require in 2026: minimum DSCR (usually 1.00), credit scores from 640, 20% to 25% down, 3 to 12 months of reserves, and how rent is counted.

The short answer

A DSCR loan qualifies an investment property on its rent instead of your income. In 2026 most lenders want a debt service coverage ratio of at least 1.00 (rent at least equal to principal, interest, taxes, insurance and HOA), a credit score of 640 to 680 or higher, 20% to 25% down, and 3 to 12 months of payments in reserve. Defy Mortgage, for example, lists a 0.75 minimum DSCR, 640 minimum score and 3 months of reserves.

Figures are drawn from Defy Mortgage's published 2026 requirements, which list a 0.75 minimum DSCR, 640 minimum score, up to 85% LTV on single-family purchases with 740+ credit and a DSCR of 1.00 or more, cash-out up to 80% (single-family) or 75% (2-4 units), and 3 months of minimum reserves. Every lender sets its own grid, so compare at least two.

How the DSCR is calculated

DSCR = monthly rent ÷ monthly PITIA (principal, interest, taxes, insurance and association dues). Rent comes from the lease, or from the appraiser's market-rent estimate for a vacant unit or new purchase. Short-term rentals are usually underwritten with booking history or a third-party revenue estimate.

Example: rent of $3,200 against PITIA of $3,079 gives a DSCR of 1.04. Test your own property with the DSCR calculator, which also shows the largest loan the rent supports at a lender's minimum ratio.

Why DSCR loans don't need tax returns

Federal Truth in Lending rules exempt credit that is primarily for business purposes, and Regulation Z's official commentary treats credit to acquire, improve or maintain a rental property that isn't owner-occupied as business-purpose credit (12 CFR 1026.3). That puts DSCR loans outside the ability-to-repay rule that requires verifying personal income on home loans, so lenders underwrite the property's cash flow instead.

DSCR loan rates and costs

DSCR loans are non-QM loans and usually price above conforming rates (Freddie Mac's 30-year average was 7.32% this week). Expect higher rates for lower DSCRs, lower credit scores, cash-out, short-term rentals and interest-only payments. Many DSCR loans carry a prepayment penalty for the first one to five years in exchange for a lower rate, so read the note before you sign.

Who a DSCR loan fits

  • Self-employed investors whose tax returns show little income after write-offs.
  • Investors who already own several financed properties and hit agency limits.
  • Buyers closing in an LLC.

If you have W-2 income and only a few properties, a conventional investment loan is usually cheaper. Fannie Mae allows 85% loan-to-value on a one-unit investment purchase.

Frequently asked questions

What credit score do I need for a DSCR loan?

Usually 640 to 680 at minimum. Defy Mortgage lists 640 for 2026, and higher scores unlock higher loan-to-value and lower rates.

What is the minimum DSCR for a loan?

Most lenders want 1.00, meaning rent covers the full payment. Some go to 0.75 with more down and more reserves.

How much down payment for a DSCR loan?

Usually 20% to 25%. A few lenders allow 15% down (85% LTV) on single-family purchases for borrowers with 740+ credit and a DSCR of at least 1.00.

Do DSCR loans require tax returns?

No. They qualify on the property's rent. Credit for non-owner-occupied rental property is business-purpose credit under Regulation Z, so personal income verification rules don't apply.

Can I use a DSCR loan for an Airbnb?

Often yes. Many lenders accept short-term rentals using booking history or a third-party revenue estimate, sometimes with a lower maximum LTV.

Can I get a DSCR loan in an LLC?

Yes, most DSCR lenders allow it, usually with a personal guarantee from the owners.
