Bank statement loans: requirements and income calculation

How bank statement mortgages work for self-employed borrowers: 12 or 24 months of statements, the 50% expense factor, credit scores from 640, down payments and rates.

The short answer

A bank statement loan lets self-employed borrowers qualify with 12 or 24 months of personal or business bank statements instead of tax returns. The lender averages your deposits and, for business accounts, applies an expense factor (often 50%) or uses a CPA-prepared expense figure to estimate income. Typical 2026 terms: 640+ credit, 10% or more down on a primary home, 3+ months of reserves and two years of self-employment (Defy Mortgage).

How lenders calculate income from bank statements

  1. Add up eligible deposits for 12 or 24 months, removing transfers between your own accounts, loan proceeds and other one-time deposits the lender can't verify as income.
  2. Apply an expense factor to business-account deposits to estimate profit. A 50% factor is common; a CPA or tax preparer's letter documenting a lower actual expense ratio can replace it at some lenders. Personal-account deposits usually count at 100%.
  3. Average the result over the number of months to get qualifying monthly income.

Example: $480,000 of business deposits over 24 months, with a 50% expense factor, leaves $240,000. Divided by 24, qualifying income is $10,000 a month. At a 45% debt-to-income limit, that supports up to $4,500 a month of total debt payments, including the new mortgage.

Why lenders can use bank statements

The federal ability-to-repay rule requires lenders to verify income with third-party records that provide reasonably reliable evidence, and it lists financial institution records among them (Regulation Z, 12 CFR 1026.43(c)(4)). Bank statement loans fall outside the "qualified mortgage" category that Fannie Mae, Freddie Mac and FHA use, which is why they are called non-QM loans and why rates run higher.

Tips before you apply

  • Keep business and personal money separate for the full 12 or 24 months. Commingled accounts are harder to underwrite.
  • Explain large deposits in writing before you're asked. An unexplained deposit can't be counted as income.
  • Compare 12 vs. 24 months. If your income is rising, 12 months may qualify you for more; if the last year dipped, 24 may help.
  • Check the prepayment penalty. Many non-QM loans carry one for the first few years.

Frequently asked questions

How do bank statement loans calculate income?

Lenders total eligible deposits over 12 or 24 months, apply an expense factor (often 50%) to business deposits, and divide by the number of months.

What credit score do I need for a bank statement loan?

Many lenders start at 640. Scores above 700 usually get better rates and higher loan-to-value.

Can I use personal bank statements?

Yes. Many lenders accept personal or business statements. Personal-account deposits are often counted at 100%, business deposits after an expense factor.

How much down payment for a bank statement loan?

Often 10% or more on a primary home, and 20% to 25% on an investment property.

Are bank statement loan rates higher?

Yes. They are non-QM loans and usually price above conventional rates because of the alternative documentation.
